I’m Joshua Ward-Brickett, founder of Property Like A Pro.

I built this business around a simple belief: property investment should be strategic, data-led and commercially sound. It should never be driven by hype, emotion or guesswork.

I invest my own capital into UK property and operate as a landlord myself. I deal with the same realities every investor faces: tenant demand, void periods, refinancing pressure, maintenance costs and changing market conditions. Advice is different when you are accountable to your own balance sheet.

My background is rooted in analysing and executing real UK deals. I have seen what performs over time, what looks strong on a spreadsheet but underdelivers in practice, and where risk quietly sits inside investments that appear safe on the surface. That experience shapes every conversation I have with clients.

I work directly with investors at different stages. Some are securing their first buy-to-let. Others are refining and expanding established portfolios. What they value most is not just access to opportunities, but clarity of thinking.

My approach is analytical and disciplined. I focus on fundamentals: location quality, tenant demand, cash flow resilience, downside protection and realistic exit planning. If a deal does not stand up to scrutiny, it does not proceed. Protecting capital matters more than chasing headlines.
